In August of 2001, Kohn-Ell entered the field of association management with just two accounts and some second hand software. Today, we are privileged to manage many associations comprised of single family homes, townhomes, and residential and commercial condominiums. Our experience leads us to conclude that very few association members, developers, and Boards of Directors are satisfied with their current management firms. Many times they feel unimportant and under served by firms that are often unresponsive to their needs. It has been, and will continue to be, our strategy to customize our services according to the specific needs of each association.

Company Philosophy
To provide accurate, unbiased advice and direction to the Board of Directors and Association Members. We manage and act on behalf of all Association Members with approval and direction from the Board of Directors according to the governing documents. “Live and Let Live” according to the covenants, while honoring, respecting, and protecting the individual rights of each member and the integrity of the neighborhood.
Managerial Position
Our conduct will always be courteous, fair, and professional to Association Members. We advise the Board of Directors according to the covenants, following all applicable laws and accounting standards.
Operational Position
While all associations are distinct and request different operational procedures, some management rules remain constant. A few of the rules that we follow are: a Board majority or directive is always required for the actions we perform; total transparency and complete documentation for all transactions; payments issued only with Board approval and only by check against an invoice or receipt; no petty cash is used. Records are the property of the Association, and they are always made available to Members.
Monthly financial reports to the Board consist of Balance Sheet, Monthly P&L, Bank Statement, Bank Reconciliation, Check Detail, and Current Resident Balances. These reports can be re-formatted or refined to meet the specific requests of each Association.
Objectives & Strategy
Our primary objective is to protect the value of the association member’s property. The strategy is to provide accurate and timely information and direction to the association’s Board of Directors and association members in a prompt and courteous manner. A few simple procedures are to return all members phone calls within 24 to 48 hours, respond to emails within 48 hours, and complete all assigned and agreed upon tasks by the deadline.
