We are Kohn-Ell Association Management Services, LLC. Our mission is to preserve property values, enhance your living experience, and promote a sense of community through effective management of your Association.

Our primary objective is to provide accurate and timely information, advice, and management direction in a prompt and courteous manner to the Association’s Board of Directors and members. We manage and act on behalf of all Association members with direction and approval from the Board of Directors in accordance with the Association’s governing Documents, applicable law and accounting standards.

About Us

Kohn-Ell is privileged to manage many Associations comprised of single family homes, townhomes, and residential and commercial condominiums. Our experience leads us to conclude that very few Association members, developers, and Boards of Directors are satisfied with their current management firms. Many times they feel unimportant and under served by firms that are unresponsive to their needs. We are cognizant of these situations and continue to customize our services according to the specific needs of each Association.

We can assist you whether your Association is well established, brand new and still under the control of the developer, or self-managed. We successfully manage Associations through all the stages of development.

Mission

Our goal is to provide the most effective and productive Association management services at the lowest possible cost. We strive to preserve community property values and enhance the Association member’s living experience by promoting a sense of community and well being.

Philosophy

The thrust of our philosophy is to provide accurate, unbiased advice and direction to the Board of Directors and Association members. We manage and act on behalf of all Association members with approval and direction from the Board of Directors according to the governing Documents. Further, we adhere to “live and let live” according to the Covenants, while respecting the individual rights of each member of the Association and protecting the integrity of the neighborhood. Our conduct will always be courteous and professional toward Association members.

Operational Position

While all Associations are distinct and request different operational procedures, some remain constant. A few of the rules that we follow are to return member’s phone calls within 24 hours and respond to emails within 48 hours. A Board majority or directive is always required for the actions we perform; total transparency and complete documentation are necessary for all transactions; payments are issued only with Board approval and only by check against an invoice or receipt; no petty cash is used. Association records are the property of the Association, and they are always available to members.

We advise the Board of Directors according to the Covenants, following all applicable laws and accounting standards. Monthly financial reports to the Board consist of Balance Sheet, Monthly Profit & Loss, Bank Statement, Bank Reconciliation, Check Detail, and Current Balances. These reports can be re-formatted or defined to meet the specific requests of each Association.
